To all People to whom these Presents shall come, Greeting
Know Ye that I Halcyon G. Bailey of the town of Ridgefield in Fairfield County and state of Connecticut
For the consideration of Thirteen Hundred and fifty dollar received to my full satisfaction of Jordon L. Bailey, of the City of New York in the County and State of New York, Do give grant bargain sell and confer unto the said Jordan L. Bailey a certain price of land situated in said Ridgefield in the parish of Ridgebury containing about forty three acres Bounded North by George Hunts land and Highway, East by Highway South by land of Allen Rundle and West by land of Daniel Hunt and Highway. Known as the Sherwood farm.
To have and to Hold the above granted and bargained premises with the privileges and appurtenances, thereof unto him the said Grantee his heirs and assigns forever, to his and their own proper use and behoof. And also I the said Grantor do for myself my heirs executors, and administrators covenant with the said grantee his heirs and assigns that at and until the ensealing of the presents I am well seized of the premises as a good indefeasible estate in fee simple, and for good right to bargain and sell the same in manner and form as is above written, and that the same is free from all incumbrances whatever,
And furthermore I the said grantor do by these Presents find myself and my heirs forever, to Warrant and defend the above granted and bargained premises to him the said grantee his heirs and assigns against all claims & demands whatsoever
In Witness whereof I have hereunto set my hand and seal this 14th day of February AD 1869
Now the condition of this deed is such that whereas the said Granter is indebted to the said Granted by his two certain notes of hand as follows One note for three hundred and fifty dollars dated October 24 1867 payable on demand for value received to said Grantee or order (5) days after date
One other note for one thousand dollars dated February 13 1869 payable on demand and for Value received to said Grantee or order with interest from the date of said note. And now if said granter shall well and truly pay said notes according to the tenor thereof then this deed shall be null and void, otherwise to be and remain in full force and virtue in the law.
